Good value

A hub in western Saitama where two Seibu lines meet. With 'Emitherasu Tokorozawa', which opened in 2022, the area around the station has been noticeably modernized, and you can find larger homes at much cheaper rents than in central Tokyo. It suits commuters who want new infrastructure together with spacious living, but there is no through line toward eastern Tokyo (Tokyo Station and Akihabara), so transfers are needed.

It is a hub in southwestern Saitama where the Seibu Shinjuku Line and the Ikebukuro Line cross. As a Seibu transfer point it has good access in both directions, to Ikebukuro and Shinjuku, and large commercial facilities are well developed. You should keep in mind that there is no JR, so line options are mainly Seibu. Redevelopment has tidied the area around the station, and reasonable rents and abundant greenery bring plenty of family demand.
